Derby Market Place scheme heads for planning in New Year
Plans to reshape Derby’s city centre Market Place are being lined up for a New Year planning submission as Vinci UK Developments and Ion Developments fire the starting gun on a final round of public consultation.
The team, working with Derby City Council, has unveiled fresh proposals for a major overhaul of the former Assembly Rooms site and surrounding streets, including new Grade A offices dubbed DerbyWORKS and a four-star DerbyHOTEL.
The scheme sits alongside the DerbyMADE cultural hub, which has been reworked following earlier feedback.
Updated plans introduce flexible public spaces for studying and working, a small music venue, cultural and exhibition areas, co-working zones, a family-focused library, new food and drink units and a rooftop bar.
The emerging masterplan aims to knit together wider regeneration efforts across Derby city centre, creating a new destination for work, culture and leisure.
Residents, businesses and visitors are now being invited to have their say before an outline planning application is submitted in early 2026.
Richard Fagg, development director at Vinci UK Developments, said: “These plans build on the exciting DerbyMADE vision and will form a key part of Derby’s ongoing city centre transformation.
“This part of the city centre has huge potential, and our partnership aims to deliver a place that reflects Derby’s ambition and creativity.”
