Canary Wharf Group is preparing to launch the contest for another major office block retrofit on its Dockland estate next to the Eden Dock.
The Norman Foster designed offices formerly known as 33 Canada Square has secured consent for a major 545,000 sq ft upgrade.
Reworked by architect T P Bennett, the renamed 17-storey One Eden project will advance once the developer has secured a prelet for the space.
As well as creating new groundfloor retail space there is an option for a rooftop destination restaurant.
The project will transform one of the Wharf’s best-known buildings with a dramatic new atrium at its heart designed to bring natural light deep into the floorplates, while linking the tower more closely with Jubilee Park, Canada Square Park and the waterside setting at Eden Dock.
CWG said the retrofit will retain 97% of the existing substructure and superstructure, preserving more than 62,000 tonnes of concrete.
The all-electric building will use heat pumps and is expected to cut regulated carbon emissions by 44% through high-performance glazing, upgraded HVAC, heat recovery ventilation, LED lighting and smart building controls.
Plans also include winter gardens within the atria, a rooftop terrace, photovoltaic panels and dual power supply backed by tenant generator capacity.
The scheme is targeting BREEAM Excellent, WELL Platinum, NABERS 4.5-star, EPC A and WiredScore Platinum ratings.
